BUSINESSREVIEW PropertyDevelopment–HongKong TheGrandMarine ThisresidentialdevelopmentislocatedatNo.18SaiShanRoad,TsingYi,theNewTerritories.Itoffers776unitswithatotalgrossfloorareaofapproximately400,000squarefeet.ThedevelopmentofthisprojectwascompletedinMarch2022.Pre-salescommencedinlate2019.Marketresponsewasoverwhelmingwithalltypicalunitsbeingsoldandonlyafewspecialunitsremainavailableforsale.Duringtheperiodunderreview,around4%(intermsofunits)ofthetotalunitswerehandedovertobuyers,withtherelatedrevenuerecognisedinFH2024/25. TheGrands Thisresidential-cum-commercialprojectislocatedatNo.45PauChungStreetinToKwaWan,KowloonincloseproximitytoMTRToKwaWanstation.Itprovides76residentialunitswithcommercialshopsonthegroundandfirstfloorcoveringatotalgrossfloorareaofapproximately31,000squarefeet.ThedevelopmentofthisprojectwascompletedinAugust2023.Pre-salesbeganinJune2023anditwaswellreceivedbythemarketwithalltheresidentialunitsbeingsold.Duringtheperiodunderreview,around18%(intermsofunits)oftheresidentialunitswerehandedovertobuyerswithrelatedrevenuerecognisedinFH2024/25. InSeptember2024,theGroupacceptedtheofferfromtheLandsDepartmentinrespectofthelandpremiumfortheproposedin-situlandexchange.AdepositofthesamewassubsequentlypaidinOctober2024. Note:Unlessotherwisespecified,“$”inthissectionshallmeanHongKongdollar. 佳明集团控股有限公司（“本公司”）董事（“董事”）会（“董事会”）欣然提呈本公司及其附属公司（统称 “本集团”）截至二零二四年九月三十日止六个月 （“2024/25上半年”）的中期业绩。 业物业务发回展顾—香港 “此明住翘宅汇项”目位于新界青衣细山路18号，提供776 个住宅单位，总楼面面积约400,000平方呎。项目于二零二二年三月竣工，并于二零一九年底开始预售。项目备受市场追捧，所有标准单位经已售出，仅余少量特色单位待售。回顾期内约4%之单位（就数目而言）已交付予买家，相关收益于2024/25上半年确认。 “此明住隽宅”及商业项目位于九龙土瓜湾炮仗街45号，邻近土瓜湾港铁站，提供76个住宅单位，地下及一楼设有商铺，总楼面面积合计约31,000平方呎。项目于二零二三年八月竣工，二零二三年六月开始预售，市场反应踊跃，全部住宅单位均已售出。回顾期内约18%之住宅单位（就数目而言）已交付予买家，相关收益于2024/25上半年确认。 粉此岭地项盘目位于新界粉岭联发街1号，正发展为一幢17层高的住宅及商业大楼及两层地下停车场，总楼面面积约36,000平方呎。上盖工程进展良好
