BUSINESSREVIEW PropertyDevelopment–HongKong TheGrandMarine ThisresidentialdevelopmentislocatedatNo.18SaiShanRoad,TsingYi,theNewTerritories.Itoffers776unitswithatotalgrossfloorareaofapproximately400,000squarefeet.Thisprojectwaswellreceivedbythemarketwithover94%oftheunitsbeingsolduptothedateofthisreport. TheGrands ThisdevelopmentislocatedatNo.45PauChungStreetinToKwaWan,KowloonincloseproximitytoMTRToKwaWanstation.Thesiteisbeingredevelopedintoaresidentialtowerwith76unitsandclubhousefacilitieswithretailshopsonthegroundandfirstfloorcoveringatotalgrossfloorareaofapproximately31,000squarefeet.Theprojecthasbeencompletedandputupforpre-saleinJune2023.Asatthedateofthisreport,approximately56%oftheunitsweresoldwithcontractedsalesofapproximately$210millionbeingachieved.ThedevelopmenthasobtaineditsoccupationpermitinAugust2023,withhandoverofthepre-soldunitscommencinginOctober2023. Fanlingproject Thisproject,situatedatNo.1LuenFatStreet,Fanling,theNewTerritories,isplannedtodevelopintoaresidential-cum-retailcomplexwithatotalgrossfloorareaofapproximately36,000squarefeet.TheGrouphadacceptedtheprovisionalbasictermsforlandexchangetoresidentialandcommercialusesandiscurrentlyawaitinganindicationofthelandpremium.Thefoundationworkisnowcompleted,andthedevelopmentisscheduledtobecompletedinmid-2025. NorthPointproject Thisproject,comprisingabuildingatNo.66FortStreetandavacantlandatNo.57KinWahStreetinNorthPoint,HongKong,coversasiteareaofapproximately3,240squarefeetwithadevelopablegrossfloorareaofapproximately30,000squarefeetinaggregate.Itisplannedtoredevelopthesiteintoaresidential-cum-commercialprojectwithtargetcompletionby2027.HoardingworksfordemolishingtheexistingbuildingatNo.66FortStreetiscurrentlyinprogress. Note:Unlessotherwisespecified,“$”inthissectionshallmeanHongKongdollar. 佳明集团控股有限公司（“本公司”）董事（“董事”）会（“董事会”）欣然提呈本公司及其附属公司（统称 “本集团”）截至二零二三年九月三十日止六个月的中期业绩。 业物业务发回展顾－香港 “此明住翘宅汇项”目位于新界青衣细山路18号，共提供 776个住宅单位，总楼面面积约400,000平方呎。该项目深受市场欢迎，截至本报告日期已售出逾94%之单位。 “此明发隽展”项目位于九龙土瓜湾炮仗街45号，邻近土瓜湾港铁站。地盘已发展为一幢住宅大厦，提供76个单位和会所设施，地下及一楼设有零售商铺，总楼面面积约31,000平方呎。该项目现已竣工，并于二零二三年六月推出预售。截至本报告日期，约56%单位已售出，合约销售金额约2.1亿元。项目在二零二三年八月取得入伙纸，并于二零二三年十月开始交付预售单位予买家。 粉此岭项项目目位于新界粉岭联发街1号，拟发展为总楼面面积约36,000平方呎的住宅及商业
