BusinessReview Propertysub-leasingandinvestmentbusiness Fortheyearended31March2023,thisbusinesssegmentrecordedrevenueofapproximatelyHK$51.8millioncomparedtoapproximatelyHK$80.2millionforthelastfinancialyear,representingadecreaseofabout35.4%,thisbusinesssegmentrecordedlossfortheyearended31March2023ofapproximatelyHK$10.3millionascomparedtoprofitofapproximatelyHK$15.4millionforthelastfinancialyear.Theincreaseinlosswasmainlyresultedfromtheincreaseinfairvaluelossoninvestmentproperties. TheBoardconsidersthatthefairvaluelossoninvestmentpropertiesarenon-cashitemsandhasnoeffectonthecashflowoftheGroup’soperations. 业务回顾及前景 财务回顾 综合业绩 截至二零二三年三月三十一日止年度,本集团录得收益约650,800,000港元,较上一个财政年度来自持续经营业务约256,900,000港元增加约153.3%,同时于截至二零二三年三月三十一日止年度录得溢利约79,100,000港元,较上一个财政年度之溢利约15,700,000港元溢利增加约403.8%。溢利大幅增加乃主要由于1)实施各项成本控制及节省开支措施;及2)于本年度物业发展业务收益的确认。 业务回顾 物业分租及投资业务 截至二零二三年三月三十一日止年度,本业务分类录得收益约51,800,000港元,较上一个财政年度约80,200,000港元减少约35.4%,于截至二零二三年三月三十一日止年度,该业务分类录得亏损约10,300,000港元,而上一财政年度录得溢利约15,400,000港元。亏损增加主要由于投资物业公平价值所产生亏损增加所致。 董事会认为,投资物业的公平价值亏损为非现金项目,对本集团经营的现金流量并无影响。 ANNUALREPORT2023二零二三年年报5 管理层讨论及分析 MANAGEMENTDISCUSSIONANDANALYSIS BUSINESSREVIEWANDOUTLOOK (Continued) BusinessReview(Continued) Propertydevelopmentbusiness Duringtheyearended31March2023,thepropertydevelopmentbusinessinthePRCcontributedrevenueofapproximatelyHK$598.9millioncomparetoapproximatelyHK$176.7millionforthelastfinancialyear,andsegmentrecordedprofitofapproximatelyHK$143.6million(2022:profitofapproximatelyHK$20.5million)totheGroup.Theincreaseinsegmentrevenuewasattributabletotheincreaseofbookedgrossfloorarea(“GFA”)deliveredtothepropertyownersduringtheyear,whichwascontributedfromtheGroup’scompletedpropertydevelopmentprojects,namely,TangshangHanlinMansion*(唐商翰林居)inDongguanlandsituatesatCaoleVillage,XiegangTown,DongguanCity,thePRCdesignatedforurbanresidentialuseandbusinessserviceuse(R2ClassIIresidentialland(R2二类居住用地)).TheconstructionofthepropertywascompletedinDecember2021,Asat31March2023,therewereapproximately56,010sq.m.bookedGFAdeliveredandrecognisedintotherevenue.Thecomp
