SomeofthebusinesssegmentsoftheGroupreporteddeclinedrevenuesduringthefinancialyearended31March2022(the“Year”).Therisinginterestratesfurthererodedtheoverallprofits,despiteourpersistenteffortstocurtaincostsinthepastfewyears.Manyofthenewbusinessinitiativesaimingtodiversifyourincomebaseswerenotabletoimplementontimeduetotravelrestrictions,citylockdownsandrisingpoliticalandfinancialtensionsbetweenthePeople’sRepublicofChina(the“PRC”or“China”)andtheUnitedStatesofAmerica(the“US”). 普汇中金国际控股有限公司(“本公司”或“普汇中金”)及其附属公司(统称“本集团”)在极为严峻的营商环境中度过了充满挑战的一年。新冠疫情导致的城市封锁、日益复杂的地缘政治局势、供应链瓶颈、通胀加剧及利率上升,以及中国政府对广泛行业,尤其是地产行业的监管打击,均对本集团的表现产生负面影响。 截至二零二二年三月三十一日止财政年度 (“本年度”),本集团的部分业务分部录得收入下降。尽管我们在过去数年一直致力于控制成本,但利率上升仍进一步侵蚀整体利润。由于出行限制、城市封锁及中华人民共和国(“中国”)与美国(“美国”)之间日益加剧的政治及金融紧张局势,导致多个旨在令我们收入基础多样化的新业务举措未能如期落实。 AmongsttheGroup’soperatingsegments,thepropertyinvestmentbusinessisthehardesthit.Overtheyears,theGrouphasaccumulatedasignificantinvestmentinlandandpropertyinXi’anCityandHanzhongCityoftheShaanxiProvince.RiddenbytheChinesepropertysector’sexponentialgrowthoverthepasttwodecades,wehaveenjoyedgenerouscapitalappreciationoninvestmentpropertiesinthelastdecade.However,sincetheChinesegovernment’stighteningonthepropertysectorfrommid-2021,propertysalesandpriceshaveslumped.ItwasfurthercomplicatedbytheresurgenceofCoronavirusDisease2019(“COVID-19”)andtheonandoffcitylockdowns,affectingboththeconsumptionanddemandforcommercialandresidentialproperties.SincelastSeptember,thepresaleofthephasetwodevelopment(the“PhaseTwoDevelopment”)ofDaminggongConstructionMaterialsandFurnitureShoppingCentre(DongsanhuanBranch)*(the“CommercialComplex”)inXi’anhasbeenunsatisfactory.Initially,weanticipatedthepresalewouldbringinsubstantialcashflowinayearortwotoimprovetheGroup’sliquidity.However,thesaleprogresshasbeenfarfromsatisfactorybecauseofthegrimmarketsituation. TheGrouphasbeenpayinghighinterestandfinancingcostsfordebtsincurredontheinvestmentproperties.Lastfinancialyearended31March2021(the“PreviousYear”),theGrouptriedtorefinancecertainhigh-costdebtstoachievelowerinterestrateswithhigherlendingratiosandlongertenures.However,sucheffortswerenotsuccessfulbecauseprimarily,mostbanksandfinancialinstitutionshavetightenedtheirlendingpolicytowardsrealestateindustryinChina,consideringthewavesofdefaultsbyover
