TheunauditedconsolidatedlossoftheGroupforthesixmonthsended30September2024wasHK$193.1million,whileanetlossofHK$108.1millionwasrecordedforthesameperiodin2023.ThenetlossismainlyduetothenetrevaluationlossofthepropertiesheldbytheGroupandjointventuresofapproximatelyHK$189.9milliontogetherwiththeinterestexpensesofapproximatelyHK$26.2millionasaresultofhighinterestrateandthedownturninthepropertymarket.SuchnetrevaluationlossofpropertiesheldbytheGroupandjointventuresarerecognisedthroughlossonchangeinfairvalueofinvestmentproperties,provisionofimpairmentlossesunderexpectedcreditlossmodelonloanstojointventuresandshareofresultsofjointventuresinthecurrentperiod.Theoperatingresult(beforethenetrevaluationlossandinterestexpenses)wasaprofitofHK$23.0millionforthesixmonthsended30September2024(2023:HK$12.3million). Thebasiclosspershareanddilutedlosspershareforthesixmonthsended30September2024wasHK18.0centsandHK18.0centsrespectively.ThebasiclosspershareanddilutedlosspersharewereHK9.9centsandHK9.9centsforthecorrespondingperiodlastyear.
