KEHoldingsInc.AnnouncesFirstQuarter2024UnauditedFinancialResults BEIJING,China,May23,2024-KEHoldingsInc.(“Beike”orthe“Company”)(NYSE:BEKEandHKEX:2423),aleadingintegratedonlineandofflineplatformforhousingtransactionsandservices,todayannounceditsunauditedfinancialresultsforthefirstquarterendedMarch31,2024. BusinessandFinancialHighlightsfortheFirstQuarter2024 Grosstransactionvalue(GTV)1wasRMB629.9billion(US$87.2billion),adecreaseof35.2%year-over-year.GTVofexistinghometransactionswasRMB453.2billion(US$62.8billion),adecreaseof31.8%year-over-year.GTVofnewhometransactionswasRMB151.8billion(US$21.0billion),adecreaseof 45.4%year-over-year.GTVofhomerenovationandfurnishingwasRMB3.4billion(US$0.5billion),an increaseof26.1%year-over-year.GTVofemergingandotherserviceswasRMB21.5billion(US$3.0billion),adecreaseof19.3%year-over-year. NetrevenueswereRMB16.4billion(US$2.3billion),adecreaseof19.2%year-over-year. NetincomewasRMB432million(US$60million).Adjustednetincome2wasRMB1,392million(US$193million). Numberofstoreswas44,216asofMarch31,2024,a7.1%increasefromoneyearago.Numberofactivestores3was42,593asofMarch31,2024,a7.5%increasefromoneyearago. Numberofagentswas442,705asofMarch31,2024,a1.6%increasefromoneyearago.Numberofactiveagents4was399,159asofMarch31,2024,a3.0%decreasefromoneyearago. 1GTVforagivenperiodiscalculatedasthetotalvalueofalltransactionswhichtheCompanyfacilitatedontheCompany’splatformandevidencedbysignedcontractsasoftheendoftheperiod,includingthevalueoftheexistinghometransactions,newhometransactions,homerenovationandfurnishingandemergingandotherservices(excludinghomerentalservices),andincludingtransactionsthatarecontractedbutpendingclosingattheendoftherelevantperiod.Fortheavoidanceofdoubt,fortransactionsthatfailedtocloseafterwards,thecorrespondingGTVrepresentedbythesetransactionswillbedeductedaccordingly. 2Adjustednetincome(loss)isanon-GAAPfinancialmeasure,whichisdefinedasnetincome(loss),excluding(i)share-basedcompensationexpenses,(ii)amortizationofintangibleassetsresultingfromacquisitionsandbusinesscooperationagreement,(iii)changesinfairvaluefromlong-terminvestments,loanreceivablesmeasuredatfairvalueandcontingentconsideration,(iv)impairmentofinvestments,and(v)taxeffectsoftheabovenon-GAAPadjustments.Pleaserefertothesectiontitled“UnauditedreconciliationofGAAPandnon-GAAPresults”fordetails. 3Basedonouraccumulatedoperationalexperience,wehaveintroducedtheoperatingmetricsofnumberofactivestoresandnumberofactiveagentsonourplatform,whichcanbetterreflecttheoperationalactivenessofstoresandagentsonourplatform. “Activestores”asofagivendateisdefinedasstoresonourplatformexcludingthestoreswhich(i)havenotfacilitatedanyhousingtransactionduringthepreceding60days,(ii)donothaveanyagentwhohasengagedinanycriticalstepsinhousingtransactions(includingbutnotlimitedtointroducingnewproperties,attractingnewcustomersandconductingpropertyshowings)duringtheprecedingsevendays,or(iii)havenotbeenvisitedbyanyagentduringthepreceding14days.Thenumberofactivestoreswas39,622asofMarch31,2023. 4“Activeagents”asofagivendateisdefinedasagentsonourplatformexcludingtheagentswho(i)deliverednoticetoleavebuthavenotyetcompletedtheexitprocedures,(ii)havenotengagedinanycriticalstepsinhousingtransactions(includingbutnotlimitedtointroducingnewproperties,attractingnewcustomers Mobilemonthlyactiveusers(MAU)5averaged47.7millioninthefirstquarterof2024,comparedto45.4millioninthesameperiodof2023.
