MarketReview Sincethelarge-scalerealestatedefaultsinChinain2021,theentireindustryhasfacedunprecedenteddifficulties,decline,andadjustment.By2022,thestatehasintroducedaseriesofmacropoliciestostabilizelandandhousingpricesandexpectations,andthe“bottom”ofpolicyadjustmentshasalreadyappeared,butmarketvolatilityhasnotyetended.Althoughtheperformanceofdifferentlocalmarketsvaries,pricesarestabilizingingeneral,salesarestilldeclining,thelandmarketiscautious,bankloansandfinancingchannelshavenotyetopenedup,andthefundamentalsofrealestatedevelopershavenotsignificantlyimproved.Sincetheendofepidemiccontrolattheendoftheyear,consumptionhasimprovedsignificantly,andcommercialrealestatehaspartiallyrebounded,especiallythecommercialleasingbusiness.Insummary,thefundamentalsofrealestatedevelopershavenotimproved,marketconfidenceneedstoberestored,andthedifficultsituationoftheentireindustrymaycontinueforsometime.Therealimprovementoftherealestateindustrydependsongreatersupportfrombanksandcreditpolicies,aswellastherecoveryofthemacroeconomyandtherestorationofpublicpurchasingconfidence. 尊敬的各位股东： 本人谨代表阳光100中国控股有限公司（“本公司”，连同其附属公司统称“本集团”）之董事（“董事”）会（“董事会”），提呈本集团截至2022年12月31日止年度（“本报告期”）之业务回顾及展望。 市场回顾 自2021年度中国房地产出现大面积违约风潮以后，全行业出现了前所未有的困难、下滑及调整的局面。到2022年，国家出台了一系列稳地价、稳房价、稳预期的宏观政策，政策调整的“底部”已经出现，但市场波动尚未结束。各地市场尽管表现不同，但总体上是价格趋于稳定，销售量仍在下滑，土地市场观望严重，银行贷款及各方面融资管道仍未打开，房企基本面仍没有明显的改观。自年底结束疫情管控后，消费有明显改善，商业地产出现局部回暖，尤其商业租赁业务恢复较快。总之，房企基本面没有得到改观，市场信心有待恢复，整个行业的困难局面还可能延续一段时间，房地产行业实质的改善既期待于银行与信贷政策更大力度的支持，也依赖于宏观经济的复苏，及民众购买信心的恢复。 2022年度报告阳光100中国控股有限公司5 CHAIRMAN’SSTATEMENT 主席报告 BusinessReview Theyear2022isthemostdifficultanduncertainyearforSunshine 100.Afterthedebtdefaultin2021,theentireGroupfacedacashflowcrisis,resultinginaseriesofunprecedentedchaosanddifficulties,includingprojectsuspensions,debtdisputes,employeeturnover,cus
