Furthermore,globalinflationsurpassedanticipatedlevelsandpersisted,promptingcentralbankstoswiftlyincreaseinterestratesinanefforttomanageit.Thisledtoahighlyunpredictableinvestmentlandscape.TheeconomyintheMainlandhasalsobeenaffectedbytheCOVIDpandemic,thepropertydebtcrisis,andthetradetensionsbetweenChinaandtheUnitedStates. Lookingaheadto2023,theglobalmacroeconomicoutlookismixed.WhilecountrieshavereopenedfromtheCOVIDpandemicandtourismisexpectedtograduallyrecoverindestinationslikeHongKong,riskssuchasprolongedgeopoliticaltensions,fragilesituationinUkraineandpotentialfinancialmarketinstabilityposedownsideriskstogrowth.Giventhiscomplexenvironment,industryperformanceislikelytovarysignificantly. LauTomKoYuen Chairman HongKong,30March2023 尊敬的股东： 2022年是又一个充满挑战的一年，特别是香港经济持续低迷，导致商业环境困难重重。 此外，全球通胀超过预期并持续，促使中央银行迅速加息以控制通胀，这导致了一个不可预测的投资环境。中国大陆的经济也受到了新冠疫情、房地产债务危机和中美贸易紧张关系的影响。 展望2023年，全球宏观经济前景喜忧参半。虽然各国已从新冠疫情中重新开放，预计旅游业将逐步在香港等地回复，但宏观隐患如持久的地缘政治紧张局势、乌克兰脆弱局面和潜在的金融市场不稳定可能对增长构成下行风险。鉴于如此复杂的环境，不同行业的表现预期差异很大。 最后趁此机会，本人谨此对阁下的支持致以衷心谢意。 主席 刘高原 香港，2023年3月30日 4PROSPERITYINVESTMENTHOLDINGSLIMITED|AnnualReport2022 MANAGEMENTDISCUSSION 管理层论述 BusinessReview MarketReview WiththeoutbreakofCOVIDinlateDecember2019,theYearwasstillfilledwithuncertaintyandanxiety.InordertostoptheinfectionandspreadofCOVID,ChinaandHongKongcontinuedtravelrestrictionandlockdownuntilearly2023.Thesepolicieshaveseverelyaffectedthelivelihoodofpeopleandthebusinessenvironment. HangSengIndexcontinuedtodrop15.5%intheYearafteradeclineof14.1%inYear2021. OperationalReview DuringtheYear,theGroupcontinueditsinvestmentactivitiesinbothlistedandunlistedinvestmentsaswellasotherrelatedfinancialassets. DuringtheYear,theCompanyhadonlydisposedalittleofthelistedinvestments.Consequently,thegrossproceedsfromthedisposaloffinancialassetsatFVTPL,whichwererevenueinnature,haddecreasedsubstantiallyfromthatoftheYear2021. Duetothemarketsituation,thestockpricesandhencethefairvalueofourlistedinvestmentshadmixedresults. Otherthanthelistedinvestments,theGroupdidnotmakeanynewunlistedinvestmentduringtheYear. 业务回顾 市场回顾 随着2019年12月末新冠的爆发，本年度仍然在不确定和焦虑中渡过。为了阻断新冠的感染和传播，中国及香港继续旅游限制和封锁直至2023年初。这些政策严重影响了人们的生活和营商环境。 恒生指数由2021年年度14.1%跌幅后，在本年度继续下跌15.5%。 经营回顾 于本年度，本集团继续从事其于上市和非上市的投资以及其他相关金融资产的投资活动。 于本年度，本集团仅出售少许的上市投资。因此出售按公平值计入损益之金融资产之所得款项总额（属收益性质）较2021年年度有大幅减少。 由于市场情况，本集团的上市投资的股价及公平值好坏参半。 除上市投资外，本集团在本年度并未进行任何新的非上市投资。 2022年报|嘉进投资国际有限公司5 MANAGEMENTDISCUSSION 管理层论述 FinancialReview Re
