InMarch2020,XingyeWulianwaslistedontheHongKongStockExchange,andthuskickedoffanewchapterintheCompany’sjourneyonthecapitalmarket.OnbehalfofallstaffoftheGroup,Iwouldliketoexpressmyheartfeltgratitudetoourcustomers,investors,shareholders,partnersandthecommunityfortheircontinuouscareandsupportforthedevelopmentofXingyeWulianonthisthirdanniversaryoflisting. 尊敬的各位股东、朋友们： 大家好！ 二零二零年三月，兴业物联在港交所挂牌上市，并由此掀开了公司资本市场之路的新篇章。值此上市三周年之际，我谨代表集团全体员工向一直关心和支持兴业物联发展的广大客户、投资者、股东、合作伙伴、及社会各界表示衷心的感谢。 2XINGYEWULIANSERVICEGROUPCO.LTD.AnnualReport2022 In2022,XingyeWulianhadbeenforgingaheadadheringtothedevelopmentstrategyof“focusingonregionsandleadingincities”aroundthecentralplainsurbanagglomeration.Atpresent,thegrossfloorareaoftheprojectsservedandthecontractedgrossfloorareahavereached7.2millionsq.m.and11.8millionsq.m.respectively.In2022,totalrevenuefrompropertymanagementandpropertyengineeringserviceswasRMB321.1million,representinganincreaseofapproximatelyRMB39.4millionor14.0%ascomparedwithRMB281.7millionforthepreviousyear.However,duetothedownturnoftheeconomy,ourgrossprofitmarginhasdecreasedfrom33.3%forthepreviousyearto31.0%fortheYear.NetprofitfortheYearwasapproximatelyRMB47.2million,representingadecreaseofapproximatelyRMB7.3millionor13.4%ascomparedwithRMB54.5millionforthepreviousyear.ProfitattributabletotheownersoftheGroupfortheYearamountedtoapproximatelyRMB47.2million,representingadecreaseof13.4%ascomparedtothepreviousyear;andbasicearningspershareamountedtoRMB11.8cents,representingadecreaseofapproximately13.5%ascomparedtothepreviousyear. TheexperienceofXingyeWulianisalsoamicrocosmofthedevelopmentofthemodernpropertymanagementindustry.Benefitingfromtheexpansionoftherealestateindustryandtherapiddevelopmentofcommercialandofficepropertyconstruction,XingyeWulianhascontinuedtoenhanceitsservicesduringthisgoldeneraforcommercialandofficepropertymanagement.Asoneoftheurbanserviceproviders,wearewellawareofourresponsibilitiesandhavereliedonourcomprehensiveadvantagesintermsoftalent,capital,management,mechanism,philosophyandbrand,toassessthesituation,expandourservicechannels,overcomethedifficultiesinpropertyservicesamidstthepandemicandcaptureopportunitiesforprofitgrowthinaflexiblemanner. Sinceitslisting,XingyeWulianhasalwaysstayedfocusedonitscorestrategyof“technologyempowerment”,focusingontheneedsofcustomers,fulfillingitssocialresponsibilitiesandfollowingsteadfastlythepathofinnovationinInternetofThings. 二零二二年砥砺前行，兴业物联围绕中原城市群，秉持“区域聚焦、城市领先”的发展战略，目前已服务项目建筑面积与合约建筑面积已分别达到7.2百万平方米及11.8百万平方米；于二零二二年，物业管理及物业工程服务收益总额为人民币321.1百万元，较上年度的人民币 281.7百万元增加约人民币39.4百万元或14.0%。然而，由于经济低迷，我们的毛利率由上年度的33.3%下降至本年度的31.0%。本年度净利润约为人民币47.2百万元，较上年度的人民币54.5百万元减少约人民币7.3百万元或13.4%。本年度本集团拥有人应占溢利约为人民币47.2百万元，较上年度减少13.4%；及每股基本盈利为人民币11.8分，较上年度减少约13.5%。 兴业物联的历程也是现代物管行业发展的一个小小的缩影，受益于房地产的规模壮大和商写经济建设的快速发展，兴业物联在商写物管的黄金时代里不断拔高服务。作为城市的服务者之一，我们深知肩上责任之重，依托自身人才、资金、管理、机制、理念、品牌等综合优势，审时度势，全力拓展服务渠道，用心攻克疫情下物业服务难题，灵活捕捉利润增长商机。 兴业物联上市以来，始终不忘初心，秉持“科技赋能”的核心战略，以客户的需求为出发点，扎实履行社会责任，坚实地走物联网创新之路。 年报2022兴业物联服务集团有限公司3 Overthepastyear,wecenteredonthe“InternetofThingsandBigDataPlatform”strategy,withdataasthecore,topromotethewidespreaduseoftheInternetofThingsinintelligentoffices,factoriesandotherserviceprojects,involvinganti-theftalarmlinkagevideo,qualitymanagementsystems,patrolsystems,etc.,whichaddressthevehicular-to-pedestriancommunication,safety,qualityandefficiencyenhancement,andproperty-basedserviceenhancement,allowingtheintegrationofintelligenthardwareinofficeswithCRMsystemsandOAsystemstoformacompleteandclosedloopofdata.
