For our Manufacturing and Sales Business, the exportmarkets remained tough while the import of the United States (the“US”) declined by double-digits during the Year. Meanwhile, theeconomy of the People Republic of China (the “PRC”) also failedto meet expectations and has been sluggish. Our customers haveadopted a more prudent procurement strategy after the Covid-19pandemic. At the same time, the global supply chain faced multiplechallenges in the Year due to the Ukraine war and geopoliticalissues, which caused an increase in logistic costs and changed theprocurement strategy of our customers. The rapid increase in USinterest rate has affected the global market significantly and increasedthe cost of capital of the Group. 就物業發展業務而言，本年度工業房地產市場與整體房地產市場同樣深受影響。隨著中國製造業的穩定，市場對我們工業園區的需求緩慢回升。中國利率下調亦對本業務的整體財務成本產生正面影響。 For our Property Development Business, the industrial real estatemarket has also been deeply affected in the Year alongside thegeneral real estate market. As the PRC’s manufacturing industrystabilizes, demand for our industrial park is slowly picking up. Thelowered PRC interest rate also has a positive impact on the overallfinance costs of this business. 就音樂及娛樂業務而言，隨著全球經濟（包括香港）已進入Covid-19疫情後的新階段，娛樂業於本年度內漸漸回升。然而，全球整體表演市場仍繼續受到經濟疲弱的影響。 For our Music and Entertainment Business, as the global economy,including Hong Kong, has entered a new post-Covid-19 pandemicphase, the entert
