Duringthesixmonthsended30June2024(the“Period”),theGroupcontinueditsbusinessstrategiestodiversifyitsportfolioofpipelinepropertiesinbothnon-residentialpropertiesandresidentialpropertiesinprovisionofpropertymanagementandvalue-addedservices.Thus,ourportfolioofpropertiesundermanagementexpandedduringthePeriodfromgrossfloorarea(“GFA”)ofapproximately8.5millionsq.m.asat31December2023toapproximately25.5millionsq.m.asat30June2024. 业务概览 我们于一九九九年成立，是河南省着名的物业管理服务供应商，特别致力于提供物业管理及增值服务。我们提供广泛的物业管理服务，包括（其中包括）保安、清洁、绿化及园艺、停车位管理、公共区域的维修保养以及客户服务及增值服务，包括专用区域的维修保养、装修废料清理、中介租赁服务等。我们亦为客户提供物业工程服务，包括规划、设计及安装保安及监控系统、门禁系统、停车场管理系统及建筑工地管理系统，以提升我们客户物业管理系统的质量。 于截至二零二四年六月三十日止六个月 （“本期间”），本集团延续其业务策略， 使物业管理及增值服务的非住宅物业及住宅物业的管线内物业组合多元化。因此，于本期间，我们的在管物业组合的 建筑面积（“建筑面积”）由二零二三年 十二月三十一日约8.5百万平方米扩张至二零二四年六月三十日约25.5百万平方米。 4XINGYEWULIANSERVICEGROUPCO.LTD.|INTERIMREPORT2024 MANAGEMENTDISCUSSIONANDANALYSIS 管理层讨论及分析 Asat30June2024,ourportfolioofcontractedpropertiescoveredGFAofapproximately37.0millionsq.m.inaggregate.DuringthePeriod,wehaveenteredinto28newpropertyengineeringcontractswithanaggregatedcontractamountofapproximatelyRMB18.7million.Asat30June2024,thetotalcontractsumforcontractedengineeringserviceswithremainingperformanceobligationsamountedtocontractsumforRMB28.0million,whichwillcontributetoourGroup’srevenueinthefuture. InlinewiththestrategicreviewoftheCompany’sbusinessandseeingtheopportunityinthepropertyconstructionindustryinthePRC,in2023,theGroup acquiredZhengZhiYueRealEstateCo.,Ltd.*(河南正之悦置业有限公司)(“ZhengZhiYue”),inordertodevelopitspropertydevelopmentbusiness.
