TheCompanywillmakeuseoftheGroup’sfinancial,humanandtechnologicalresourcestoenhanceitsportfolio,assetbaseandbrandimageinthePRC,USAandoverseaswithanaimtocreatenewsustainablerevenuestreamsandenhanceitsshareholdervalue. 正商实业有限公司(“本公司”)于1965年成立,自1972年起于香港联合交易所有限公司(“联交所”)主板上市。本公司分别于2021年5月获纳入MSCI香港小型股指数成份股及于2022年3月获纳入恒生综合指数成份股。本公司及其附属公司(统称“本集团”)主要于香港、中华人民共和国(“中国”)及海外从事物业发展、物业投资、项目管理及销售服务、酒店营运以及证券买卖及投资。 随着2015年7月之本公司控股股东变更,本集团不断扩张于中国物业发展行业之业务。自2015年年中至2022年,本集团透过招标及挂牌出售之公开拍卖会及其他合并及收购事项完成161幅位于河南省、北京及湖北省之土地收购以支持房地产发展业务之土地储备。于2022年12月31日,本集团于中国拥有41个已落成之物业项目及╱或项目分期及55个现行发展及规划中综合物业项目(共116幅地块)。有关项目构成本集团之土地储备,总占地面积约为4.62百万平方米及估计总建筑面积(“建筑面积”)约为9.87百万平方米。土地储备为本集团提供发展中估计可出售╱租赁建筑面积约6.21百万平方米及规划中估计建筑面积约3.66百万平方米。自近这些年度积极完成土地收
